1. Parties and property
The landlord is Bruno De Ridder. The tenant is the person who sends the request and books the stay, also on behalf of the other guests. This agreement covers the entire holiday home Den Eenink, Eninkstraat 28, 8210 Zedelgem, Belgium, recognised by Toerisme Vlaanderen (Visit Flanders) with 4 stars, with a garden and a seasonal swimming pool.
2. Request and confirmation
- A request via the website is not yet a booking. You pay nothing when you send your request.
- We will let you know by email within 24 hours whether we accept your request, together with the final price.
- Your stay is only confirmed after our confirmation and the payment of an advance of 30% of the rental price.
- We may refuse a request without giving a reason, in particular if it does not comply with the house rules below.
3. Price and payment
The rental price is the price per night for the entire house, as stated on the website and in our confirmation. Bed linen, towels, wifi, energy and parking are included. If you book directly with us, the direct booking discount has already been deducted.
- Advance: 30% of the rental price, after our confirmation, by bank transfer.
- Balance: you pay the remaining amount before your arrival, by the date stated in our confirmation.
4. Security deposit
The security deposit is €400. You pay it no later than one week before your arrival. After your stay, the deposit is refunded within 14 days, less the cost of any damage, missing items or exceptional cleaning. If we withhold any amount, we will tell you why and how much.
5. Cancellation
Cancellations must be made in writing, by email. The conditions for cancellation and refunds are set out in our confirmation of your stay.
If we have to cancel for an urgent reason, we will refund everything you have already paid.
6. Number of guests
The house accommodates a maximum of 6 people, plus a maximum of 2 children up to the age of 12. That number is also the maximum for visitors: anyone not named in the request may not stay overnight in the house or visit it without our consent.
7. House rules
- No parties. Party groups, stag and hen weekends and parties are not allowed, not even for one evening.
- Quiet hours between 22:00 and 08:00, out of respect for the neighbours.
- No pets.
- The house is non-smoking.
- The swimming pool is open in summer and is used at your own risk. Children may only swim under the supervision of an adult.
- You treat the house, its contents and the garden as a prudent and reasonable person and report any damage immediately.
If the guests do not comply with these rules, we may end the stay immediately, without a refund, and use the security deposit to cover the costs incurred.
8. Arrival and departure
- Check-in between 16:00 and 18:00. If you will arrive later, please let us know in advance.
- Check-out between 08:00 and 10:00.
- When you leave, you leave the house tidy: washing-up done and rubbish sorted into the right bins.
9. Liability
The tenant is liable for any damage caused by them or their guests during the stay. We are not liable for theft, loss of or damage to the guests’ personal belongings, or for accidents resulting from the use of the swimming pool and the garden, except where we are at fault.
10. Complaints and governing law
If something is not right during your stay, let us know straight away on +32 496 69 00 80 so that we can sort it out. This agreement is governed by Belgian law.
